This property is located in the town of Caldera within the district of Boquete in the province of Chiriqui. There is direct access to the property via car on paved roads and the property has 700 meters of paved road frontage.

Total property area is 35.4 hectares (353,973 sq mtrs) or 87.5 acres. The owner is willing to sell the rear corner of the property that encompasses 6 hectares or 14.8 acres. So the purchase options are either the whole total land area or the rear 6 hectare portion. No other sub-division will be possible.

The land is in a semi-rural area and is directly across the road from a beautiful eco-tourist project which brings public service access to electricity. Drinking water is provided by the Rio Caldera which runs along one side of the property. The Rio Caldera is fed by a fresh water spring and access to the water is created by 4 inch pipes directly to a water reserve tank.

Inside access is provided by a dirt service road that runs through part of the property from the paved main road.

The terrain is predominately flat with some downward sloping to the river that serves as the border to one side of the property and also a hill that serves as the border to the other side of the property. The entire area is fenced off by barbed wire attached to wooden posts except for that piece that borders the river.

The soil is a mix of dark fertile and sandy clay with good agricultural characteristics and good drainage. It is currently partially in use with 5 hectares of coffee plants of 2 and 3 years of age with varieties of geisha, caturra, and mundo novo varieties. These are already in production. There are also pastures of bread grass (Brachiaria Brisanta) for livestock grazing as well as several species of timber trees including cedar.

The property has a care-taker and there is a small house for his use on the property as well as a corral for livestock work.

This is a beautiful area at a higher elevation, of 1200 meters or 3900 feet, with benefits of nice breezes and cooler temperatures than the low-lands. The possibilities for crops and/or livestock are endless as just about anything will grow here.
